Kitchens are where remodeling budgets earn their highest return and also where they most often run away. The reason is that two kitchens which look similar when finished can involve completely different amounts of work behind the walls.
The three tiers
The jump between tier one and tier two is new cabinetry. The jump between tier two and tier three is almost always moving something: a wall, a sink, a gas line, a window. Once plumbing or structure moves, the trade count goes up, the inspections go up, and the schedule stretches.
The two biggest cost movers
Cabinetry and countertops dominate a kitchen budget, and they interact. Custom cabinetry costs more than semi-custom, but it also lets you use every inch of an awkward room, which is often why people choose it in older San Diego houses where nothing is square.
Stone is the other one. Templating cannot begin until cabinets are physically set, so the countertop is both a cost decision and a schedule decision. That is the gap in the middle of every kitchen programme, and a good contractor sequences other work into it rather than leaving the site idle.
How long it takes
A typical kitchen runs four to eight weeks, depending on whether walls move and how custom the cabinetry is. Lead times on cabinets and stone are usually the constraint rather than the labour, which is why selections made late are the single most common cause of a kitchen overrunning.
Can you use the kitchen while it is being remodelled?
Not the kitchen itself, no. But the rest of the house stays usable. We seal off the work zone, control dust, protect floors and walkways, and clean the site daily so the disruption stays contained to one room. Most clients set up a temporary kitchen elsewhere in the house for the duration.
What to ask for in the estimate
Ask for the cabinetry and countertop lines to be broken out separately, with the allowance amounts visible. Those two lines are most of the variance in the whole project, and a bid that buries them inside a lump sum is a bid you cannot compare against anyone else's.

Does a kitchen remodel need a permit?
If plumbing, gas or electrical is moved, or if any structural change is made, yes. A like-for-like cosmetic refresh often does not. We confirm this at the site visit rather than guessing, because getting it wrong is expensive at resale.

Considerably. Keeping sink, range and appliance positions avoids moving plumbing, gas and dedicated circuits, which is the main line separating a full remodel from a high-end one.
