Re-Roofing in San Diego: What to Ask Before You Go Solar-Ready

If a roof is near the end of its life and solar is anywhere in your plans, the sequence matters enormously. Panels installed on an old covering have to come off and go back on when the roof is finally replaced, and that is a cost with nothing to show for it.

A roof is an assembly, not a surface

What stops water is mostly invisible once the job is done. Underlayment, flashing at every penetration and transition, and a correctly detailed drip edge do the actual work. The covering you can see from the street is the wearing layer on top of that system.

This is why two quotes for the same shingle can differ meaningfully. They are often not quoting the same assembly underneath it.

What solar-ready actually means

Preparing a roof for a future array is not a product you buy, it is a set of decisions made while the roof is open. Structure checked for the added load, conduit routes left in place, penetrations planned and properly flashed rather than cut in later through a finished covering.

Questions worth asking your roofer

• What underlayment is included, and what is the warranty on the assembly rather than just the covering?
• How is flashing handled at walls, valleys and every penetration?
• Is the existing structure adequate for the additional load of an array?
• Where will conduit run, and will that route still work with the panel layout?
• What happens if damaged sheathing is found once the old covering is off?

That last one matters in older houses. Deteriorated sheathing is not visible until the roof is stripped, so ask how it will be priced before it is found rather than after.

Decks, while you are up there

Roof and deck work often make sense together because they share access, equipment and waterproofing details. If both are on the horizon, pricing them as one project is usually cheaper than as two.
